The principal investors of Battlement Mesa have owned and managed a broad portfolio of properties since 1989. It has been a great run, with many satisfied investors and purchasers of various properties, including apartment complexes, mobile homes, golf course lots, luxury home lots, and commercial properties. Now it is time to move on, and the remaining assets of Battlement Mesa are offered for sale.
Battlement Mesa has a great collection of properties for sale, including development parcels with all entitlements, hunting land, golf course lots, commercial property, and properties with excellent potential for conservation easements. The portfolio is interesting and complex, with many different investor angles and opportunities.
Battlement Mesa is a master-planned community with a wide range of property types, including luxury home lots, medium-income homes, golf course homes, townhouses and apartment complexes, and mobile homes. By the way, the mobile home neighborhoods are some of the nicest you’ll ever see. Of the original 1,000 or so improved lots, approximately 970 have homes built on them. These remaining properties are all part of a Planned Unit Development (PUD) that was approved clear back in the late 1970’s. Many of the parcels have been plotted into building lots that need only to go through a review process with the local Planning & Zoning commission to begin build-out. Battlement Mesa’s infrastructure has already been built out, with boulevard-type streets, domestic water system, underground electric grid, sewer lines, phone lines, and natural gas lines.
Included in the Battlement Mesa offerings are two commercial center totaling about 40,000 square feet, mostly rented with tenants in place. The buildings are well maintained and in good condition. The commercial space has paved parking lots, exterior lighting, metal roofing, and is fairly attractive. Tenants include a grocery store, convenience store, liquor store, office spaces, and one space had a large hardware store but is now vacant.
The sellers of these properties have taken an aggressive approach in pricing their portfolio, with a healthy dose of realism. They are real estate experts and have attractively priced the various assets so that new owners can make good investments. The properties will first be offered through a traditional listing cycle. On February 1, 2020, the properties will enter an auction cycle and will be offered through an absolute auction cycle. Buyers who do not wish to compete with other auction buyers are encouraged to make their best offers prior to the onset of the auction.
Buyers must pre-register for the auction, which will be held both live and online in Battlement Mesa, Colorado, on October 17, 2020. Buyers must bring a $10,000 certified check made out to themselves in order to bid. A successful bidder will then sign the back of the certified check at the auction, which will be immediately deposited. The balance of the 10% down payment will be due within 3 days of the conclusion of the auction. Inspection period for the auction shall be up until the day of the auction. All title work, surveys, engineering reports, and any of seller's disclosures about the property will be available for each parcel upon request. Any and all sale contracts are not contingent upon inspection or financing and no earnest monies will be returned.
